Renter Beware!- Corrupt Rental Practices at the Vi

Potential renters BEWARE- Timber Ridge, the Village and its subsidiaries are not to be trusted! Please realize, you may think you need a place fast, and in light of other expensive rentals in Boulder, you may decide to sign quickly because you want to live near the university. However, such a decision will be a $330 mistake- and if you attempt to cancel, withdraw your application, or choose not to sign a lease- they will keep all of your deposit. Once the process begins, there is no stopping them. All of this happened despite the fact that I did not sign a lease, I did not ever live in these apartments, I never even saw this place with my own eyes! As a student from out of state, I needed a place, so I entered the application process from out of state in preparation for moving to Boulder to begin Graduate school- and this company took full advantage of me. They are very familiar with how to rob out of state students before they even get here. As a good renter, I have never been late in my rent, I have never previously before had problems with a landlord and in general, I enjoy renting from reputable companies. I have always received my full security deposit back after living in my former apartments. In this situation, I was truly astonished by how ugly and money grubbing this company could be. My study time was taken from me as I entered into useless negotiations with this company about why I was charged $330 just for them to move my papers across their desk. When I voluntarily offered to pay an application fee and the stopped check fee- they ignored my correspondence, and when I talked with them, they just kept saying, “…its our job, its our job” and “we must treat all our applicants in the same manner”- Which means, that this happens often and is a common practice of their company. This company has designed its policies to require you to deposit $330 as part of the application process- and regardless of whether you choose to sign a lease or not, this company will find a way to keep all of your required application deposit. It is part of their policy. When you are approved, which you most certainly will be, the money becomes theirs, no discussion. To be clear, they have it well written into their policy- once you pay, there will be no chance for refund, regardless of cancellation or not signing a lease. This is one of the primary ways this company gathers profit- by charging people for not living in their apartments. This company utilizes legally binding documents to prey upon students seeking housing close to campus, potential renters beware- Timber Ridge, the Village and its subsidiaries are not to be trusted. |
