Apartment Review for Sunnyside Property Management L.L.C. - Boulder, CO

The purpose of my review here is to describe what I perceive to be Sunnyside's manipulative and vague use of the wording in their contracts. Here's the long and short of my situation: Sunnyside will allow themselves into your leased property unannounced, any time between 10:00 A.M. and 6 P.M. any day of the week. Here are the relevant portions of my contract with them, verbatim: "To allow Landlord or Landlord's agent to inspect premises at any reasonable hour for reasons of cleanliness, damage, but not limited to; to show premises for sale or lease; to allow entrance at anytime for urgent maintenance issues." DEFINITION OF "PREMISES:" "Premises shall be defined as a building including the land immediately surrounding it and belonging to it with its appurtenances (as grounds or easements)." When I first read this contract, before I signed with them, I took the phrases "to inspect premises" and "to show premises" to mean the OUTSIDE of the building in which I rent my apartment. This is especially true because the second half of the first quoted sentence reads "to allow entrance." Ah ha! Why didn't they just state "to allow entrance for sale or lease" instead of "to show premises for sale of lease"? Because when they're in the stage of trying to get you to put down your security deposit and the first month of rent, they sure don't want you to know "oh, by the way, we can come in any time we want unannounced between 10:00 AM and 6:00 PM! Hope you're OK with that! For anyone who has had little experience with leasing, beware - this is the kind of manipulative use of words that shady property management companies employ for their own benefit. Their stubborn insistence on the inviolability of the contract you signed with them will no doubt leave you scratching your head and feeling violated. Believe me when I say this - they are saying through the wording of this contract that they can stop in any time and WITHOUT ANY NOTICE between 10:00 AM to 6:00 PM to show someone your apartment or home. The only question that remains is - how important is the privacy of YOUR own home?
